1. How to choose knowledgeable consultants?

You should someone who is knowledgeable about many projects, ready to consult, compare prices and quality, and offering you some valuable advices.

Check the knowledge of your consultant by determining the time he/she has worked as a consultant in apartment purchase, and making in-depth questions, for example: How many apartments have been traded in the market last month/year? What apartment is the most-wanted and why? How many prices at which a two-bedroom apartment in Danang is sold? What are the advantages and disadvantage of ABC project?... 

Be assured of the fidelity of consultants who are knowledgeable and capable of covering the whole market, because they will always have commission regardless of which project you choose to buy. They will not offend you - a loyal and valuable customer in the current economic downturn - just because of one bad quality project.

2. How to conduct safe legal procedures?

For brand-new apartments: You must pay a deposit and execute a contract at the Employer's office. The fact that your consultant can accompany you to the Employer's office to conduct the procedures shows that he/she is a professional in this field and worth the respect of you and the Employer.

 For transferred apartments: The seller shall have certificates of land use rights or the Employer’s consents, which are proved by the Employer’s liquidation of the contract or execution of an appendix with the name of the new buyer provided that the certificates of land use rights are transferred to the new buyer. It should be aware that the purchase and sale of apartments handed over without certificates is prohibited in any form.

3. Do not be objective. You should VISIT and INSPECT the apartments.

Even if you trust your consultants, you should at least ask them to show you the Apartment Video so that you can visualize more clearly. If you are not able to see the apartment, at least at the time of handover, you should visit your apartment to check the walls, ceiling and equipment to see whether you are satisfied or not.
